Item 7.01 Regulation FD Disclosure.

On December 13, 2007, the Company announced that its Board of Trustees declared a quarterly dividend for the period ending December 31, 2007. The Company also announced guidance for 2008 earnings per share and funds from operations. A copy of the Company’s press release is furnished as Exhibit 99.1 to this report on Form 8-K.
