Item 9. Regulation FD Disclosure
On December 16, 2003, the board of directors of Wells Real Estate Investment Trust, Inc. (the “Registrant”) declared dividends for the first quarter of 2004 in the amount of a 7.0% annualized percentage rate return on an investment of $10.00 per share to be paid in March 2004. The Registrant’s first quarter dividends are calculated on a daily record basis of $0.001923 (0.1923 cents) per day per share on the outstanding shares of common stock payable to stockholders of record of such shares as shown on the books of the Registrant at the close of business on each day during the period, commencing on December 16, 2003, and continuing on each day thereafter through and including March 15, 2004.
